Fill in the form below with whatever you know. You do not need every detail.
We contact the seller, look at the property, and work out a deal.
We pay your fee directly by check or wire. You choose which.
There is no limit. Refer as many sellers as you like.
Your fee does not come out of the seller's pocket. We don't figure the finder's fee into the offer when we negotiate — the seller gets the same number either way. That matters, because referring someone should never mean quietly costing them money.
There's no cap on how many properties you introduce. What any individual earns depends entirely on how many of those we end up buying, so we don't publish headline figures — they would tell you nothing useful about your own situation.
If the title can't be cleared, we can't buy the property — and in that case there's no fee. It's uncommon, and most issues get resolved at closing, but you should know it before you start rather than after.
A referral here is an introduction and nothing more. You tell us about someone who may want to sell. You don't negotiate, show the property, advise on price or terms, or represent either side — we deal with the owner directly, and we buy for our own account.
If you hold an Ohio real estate licence, any fee has to go through your brokerage, not to you personally. Tell us when you apply and we'll arrange it that way.
If you don't hold a licence, we confirm a fee can be paid lawfully for that particular introduction before we agree it with you. Where it can't be, we say so up front — we won't quietly pay something that puts you in a position you didn't sign up for.
This is how we run the programme, not legal advice. If a referral fee would be a meaningful part of your income, talk to your own attorney.

Tell us how to reach you. There's nothing to pay and no commitment — you refer a property when you come across one.
No. You can introduce as many people as you like. What that adds up to depends entirely on how many we end up buying, so we do not publish an earnings figure — it would not tell you anything reliable about your own situation.
Yes. The majority of our deals come from homeowners we've bought properties from in the past. They have seen how simple the process is and are comfortable pointing someone else our way.
Anyone who has told you they are thinking about selling. They might be facing hardship, health or financial concerns, moving out of the area, or simply downsizing. Family, friends, neighbours, co-workers, church members — anyone who needs to sell quickly.
We're a real estate investment company and there isn't much we wouldn't consider — single-family homes, multi-family properties, commercial buildings, vacant land, and we have even bought firehouses and condemned properties. Send us anything you come across.
We pay you directly once the deal closes, by check or wire transfer — your choice. The fee comes from us rather than through the title company. We also send an email and a text message once the funds have been disbursed.
Absolutely not. Your fee does not affect the amount the seller gets for their property. We don't figure the finder's fee into the offer when we negotiate. We pride ourselves on making the highest and best cash offer we can to sellers.
Not to make an introduction. Telling us about someone who may want to sell is different from brokering: you do not negotiate, show the property, advise on price or terms, or represent anyone, and we buy for our own account and deal with the owner directly. Acting as a broker without a licence is what Ohio law prohibits under ORC 4735. If you do hold an Ohio licence, the fee has to go through your brokerage rather than to you personally — tell us when you apply and we will arrange it that way. This is how we run the programme, not legal advice.
It typically takes about twenty-one days to close on a property. Occasionally a minor issue at closing causes a delay, but once the deal closes you will be compensated.
Once a property is under contract it goes to the title company to make sure the title is clean. If that can't be resolved we can't buy the property, and in that case there is no fee. Most properties we decide to buy don't have problems that can't be sorted at closing — so if one deal doesn't work out, please try again.
