Getting started takes about five minutes. What follows is what actually happens after that, stage by stage.

- Say that you receive a fee. It costs them nothing, and being open about it prevents an awkward conversation later.
- Do not pressure anyone. If someone is not ready, leave it. They may come back in six months.
- Send it early. A property mentioned in passing today is worth more than one you remember after it sold.
